CHANGE TO REGISTRATION AND SEARCH DISBURSEMENT COSTS, EFFECTIVE
1 JULY 03
From
1st July 2003 LINZ will be decreasing the disbursement cost
of searching titles electronically.
At LANDinfoNET Limited we have all the licences, certificates,
protocols and resources required to search electronically
enabling us to pass these savings direct to you.

LINZ registration disbursement fee change's effective
1 July 2003*, some increases, some decreases
From
1st July LINZ is increasing the disbursement cost of registering
most documentation from $38.00 to $50.00, and new titles
from $131.00 to $143.00. The only exception being Transfers
will reduce from $128.00 to $50.00.
The
effect of LINZ reducing the transfer fee brings the standard
settlement document package of discharge mortgage, transfer,
mortgage down from $204.00 (prior1/7/03) to $150.00 (post
1/7/03).

LINZ introducing new costs for rejected documentation,
LANDinfoNET Limited takes responsibility
LINZ
is introducing a new cost for rejected or requisitioned
documents of $20.00 per document for the resubmission of
the rejected documentation (presently there is no charge
providing the correct documents are lodged within a two
month period). LANDinfoNET Limited policy on this is to
take responsibility for the cost of any rejection and not
to pass that on to you*. We can offer the commitment
that your clients will not incur this cost because of the
confidence we have in the expertise of our staff, training,
resources, contacts and systems that has always provided
a historically very low rejection rate.
To
enable us to offer this service we must obtain a pre registration
search of the titles involved in the dealing. We will continue
to offer the reduced agency fee of $5.00 for this and with
the LINZ fee reducing to $2.00 the total cost of a pre-lodgement
search will be only $7.00, significantly less than the risk
of a document or multi document rejection.

Electronic
registration, security issues
With
the introduction of electronic registration for elementary
residential settlement documentation only, we have been
analysing the pros and cons of offering this service to
our solicitor client base. We feel there is an advantage
of instant registration, in times of uncertainty of possible
caveat or matrimonial property action.
As
the benefits are limited, we are still working with the
Law Society and our company solicitor's as to the risk factors
of adopting this application for registering documents for
our principal's clients. With the recent statute change
that took away the need to produce the Outstanding Duplicate
Title, we want to be 100% certain of our security tactics
and strategy for eDealings, where there is not only no Title
required but no documentation either. We will keep you informed
as to our progress in this area.
